Am I required to make my property available to Section 8?
No, as of 2019 the central Texas market does not have a mandated law to make rental homes available to Section 8.
Are you licensed?
Yes, per the Texas Real Estate Commission, any person or entity holding monies for others, i.e. security deposits or rent payments, must have a license. Also, since we are signing 3rd party contracts, we are required to maintain a valid Texas Brokers License. We also employ licensed REALTORS to manage the day to day functions.
Can you put the money directly into my account?
Yes, on or before the 10th of each month, we will auto deposit the rent minus any deductions into the bank account of your choice.
Do I get to see the lease or sign it?
Yes and no. The lease signed by your tenant will be uploaded to your portal so that you have it at your disposal. With our management contract, we have the authority to sign on your behalf. We don’t want to bother you with any aspect of renting your property – we manage it all for you so it’s hassle free and gives you peace of mind. Do you also sell real estate?
Yes, we are able to help you find your next investment property! Our niche is rental investing and we are experts at locating and securing rental properties that will maximize your return on investment. Especially if you are a new investor and considering purchasing your first investment property, we partner with you to ensure you find and secure a great home for your first rental. We make the process easy and will guide you all along the way. How and when do I get my checks?
You receive your rent via direct deposit to the bank of your choice on or before the 10th of each month.
How is rent collection handled?
We offer your resident several easy ways to pay. Like all owners, they are given an account login to a tenant portal. They may pay via ACH, RentMoney (for cash payers), or credit card.
How long of a lease do you sign?
All leases are required for a full 12-month period, and never less. During the winter months when moving activity slows, we may renew a lease at 18 months.
How much security deposit do you charge the tenant?
In most circumstances no less than the rental rate. In some cases, depending on screening, we will charge double the amount of the rent.
How soon can you start managing my property?
As soon as you sign a few pages of paperwork we can be “off to the races.” We use Docusign, or e-signature, so it can happen very quickly once you decide to bring us on board.
How much does property management typically cost?
The cost of property management services vary vastly between companies. Some charge monthly flat fees and others may charge a percentage of the rent, or a small monthly fee plus percentage of rent. 512-Society will work with you to ensure the cost of the services you choose meet your needs all around.
Do I have to sign a long-term contract with you to manage my property(ies)?
No, you are not required to sign a long-term contract with 512-Society to obtain property management services. The only agreement we ask you adhere to is a 90-day contract for the onboarding period. At the close of your 90-day onboarding, our services are on a month-to-month basis.
How much can my property earn in rent?
With our free property evaluation consultation, we can show you exactly what your rent should be and therefore what you should expect to earn based upon location, size, market, etc.
What if I need to reach you after hours?
For Landlord emergencies after hours, always feel free to email us. We typically will get back to you the next business day. We also have varying Q&A’s in your online portal to assist you 24/7 with any unanswered questions.
Does your property management company have in-house maintenance services?
Yes, we have an in-house maintenance team, as well as vetted insured and bonded vendors on hand to help you or your tenants address any maintenance issues that should arise. Tenants can use the Request Maintenance [LINK] form to submit their request(s). We typically respond in less than 24 hours, depending upon urgency.
If I hire you to lease my property, how long will it take to get the property rented?
The length of time your property is on the market depends on the time of year, market trends, the desirability of the area, and desirability of the property. Prior to taking professional photos of the property, we’ll make suggestions to you for improving curb appeal and may recommend interior upgrades that will improve its appeal to potential residents. Our goal is to help you rent it as soon as possible!
Do I have to allow pets at my property?
No, you are not required to allow pets at your property. However, please understand that doing so does reduce the appeal since most people own a pet. A recent study shows that a whopping 89% of Americans own pets; therefore, you will drastically lower the desirability with a no-pet policy. We do screen pets, require size to be less than 65lbs, and only allow 2 mature and housebroken pets (no puppies or kittens).
How do you address if a tenant leaves before the end of the lease?
If a tenant vacates before the end of the least without first paying rent due for the month, we will immediately place past due charges on their credit report and place them in our debt collection pipeline. From there, we continue to send messages by both email and text. Once it is filed on the credit report, we keep the file up to date to the extent the law allows.
