How to Set Rental Rates in Round Rock’s Competitive Market
· Jessica Duncan, Broker / REALTOR®
Asking rent is a hypothesis. You test it with showings. Start with houses that actually leased, close in size and age, in the last couple of months. Adjust for condition, a garage, a yard, and whether the HOA makes the house harder to live in. Do not average the whole city.
If qualified traffic is thin after the first weekend, the price is the problem more often than the ad copy. Dropping rent a little early costs less than another empty month. Our fee is 10% of what is collected, so we do not benefit from a vanity price.
Renewals are a separate decision. A resident who pays and does not destroy the house is worth a moderate increase. A large jump that forces a turn can wipe out the increase in paint and vacancy. We will say that out loud. Ask for a rental analysis if you want it in writing.
A citywide average is the wrong rent
Round Rock is not one market. A house in Old Town, a house in Teravista, and a house off 130 do not share a rent because they share a city limit. Start with houses that leased, close in size, age, and condition, in the last couple of months. Adjust for a garage, a yard, updated finishes, and whether an HOA makes the house harder to live in. Do not average asking rents of houses that are still sitting. Those are wishes. Leased rents are evidence.
Asking rent is a hypothesis you test with showings. If qualified traffic is thin after the first weekend, change the price before you rewrite the headline three times. Condition matters. A house that needs paint will not lease at the rent of a house that was just turned, and pretending otherwise adds vacant days. We would rather tell you that on the analysis than discover it in week four.
Renewals are a separate decision from the vacant asking rent. A resident who pays on time and does not damage the house is often worth a moderate increase. A large jump that forces a turn can wipe the increase out in paint, make-ready, and days empty. We will say that out loud, and we will show you the vacant-day math if you want the larger number. The management fee is 10% of collected rent, so a renewal that actually pays is worth more to both of us than a vacant month at a higher ask.
