Marketing Your Rental Property

A vacant house is marketed with a price we can defend, photos that match the property, and a listing that says what is actually included. Pets, yard, garage, HOA, and utilities are written down so showings are not spent correcting the ad.

Listings are syndicated from AppFolio to the major rental sites. Inquiries and applications stay in that system. We do not run a second unofficial list on this website, because two lists go stale.

What leasing includes

• A rent opinion before the house is advertised
• Photos and a listing with the facts a renter uses to decide
• Showings and a single application path
• Screening against a written standard
• A Texas lease, move-in condition notes, and the deposit handled as the agreement requires

Full-service leasing fee is 75% of one month's rent. Lease-only is 100% of one month's rent. Both are on the pricing page. Renewal fee on full service is $0.
