Taylor Property Management

Taylor property management covers houses in town and along the US 79 growth, including homes an owner lived in before a job change. Downtown streets, the older blocks, and the newer sections between Taylor and Hutto are different products. We market them to people who want to live in Taylor. We do not price them as if they were Round Rock with a discount stuck on the rent.

Owners ask what a large employer or a road project will do to the rent. We watch houses that actually leased, how long they sat, and what is still available. We do not raise a renewal because an announcement was hopeful. If demand shows up in signed leases, the next asking rent can move. If it does not, the announcement was not your business plan. A renter pays for the house in front of them: condition, the commute from that street, and the other Taylor houses they toured the same week.

The lease, screening, and deposit handling follow Texas rules either way. Screening is credit, criminal history, eviction history, income, and prior rental history, judged against a standard we wrote down first. Deposits are documented at move-in with photos and a condition form, because most deposit fights are bad notes, not bad intent. Monthly statements and invoices go to the AppFolio owner portal so you are not waiting on a phone call to know what was spent.

Maintenance on an older Taylor house is often plumbing, HVAC, and a roof that has already had weather. We say that before the lease, not after the first heavy rain. Newer houses are more often paint, carpet, and warranty items. Urgent calls are covered 24/7. Routine requests stay in the resident portal. Vendors we send are ones we will call again, and the invoice is on the statement.

Rent is collected online. Late notices follow the lease. You are paid on the agreement in your management contract. If the month was vacant, the management fee is $0. The lost rent is still real, which is why we would rather change the asking price than let days pile up. Fewer people are shopping Taylor than Round Rock on a given week, so the photos and the rent do more of the work.

We have managed Williamson County rentals since 2005. Taylor is part of that map, not an experiment. If you want a number before a contract, ask for a free rental analysis and tell us the address and when you need a resident. Full service and lease-only are both available. Most owners who call want the ongoing work handled.

The lease, the deposit, and the move-in notes are the same Texas file we keep for a Round Rock house. A Taylor owner who moved for work still gets the monthly statement, the invoices, and a person who answers at 1 Chisholm Trail. We do not hand the house to a call center after the lease is signed. If an HOA or a city notice shows up, it goes in the file the day we see it, and you hear about the ones that need a decision. Lease-only is available if you will handle the calls yourself. Tell us which one you want when you send the address.

Full service is 10% of rent we collect. The renewal fee is $0, the tech fee is $0, and there is no management fee on a vacant month or on rent that was not collected. That schedule is the same in every city we cover. Lease-only placement, if you only want a tenant found, is priced separately and confirmed in writing before you sign.

Full service in Taylor is 10% of the rent we collect. The renewal fee is $0, the tech fee is $0, and there is no management fee when the home is vacant or the rent was not collected. Lease-only placement is a separate price if you only want a tenant found and the deposit sent to you. The office is in Round Rock at 1 Chisholm Trail Rd Ste 450. Call (512) 990-3551 or request a free rental analysis. We also manage homes in Hutto and Round Rock.

Do you price Taylor houses like Round Rock?

No. We price them from Taylor leases and the condition of the house. A Round Rock comparable is not the rent.

What do you charge?

10% of collected rent. $0 to renew, $0 tech fee, and $0 management fee while the home is vacant.

Will a new employer automatically raise my rent?

Not by itself. We move asking rent when leased houses nearby support it. An announcement is not a comp.

How do I see the books?

The AppFolio owner portal has the monthly statement, invoices, and lease file.

Who do residents call after hours?

Urgent maintenance is answered 24/7 at (512) 990-3551. Routine items go through the resident portal.
