Owner resources for homes we manage: the AppFolio owner portal, the fee schedule, and the pages that explain marketing, screening, rent collection, maintenance, accounting, and evictions. If we do not manage the house yet, start with a rental analysis.

The AppFolio owner portal is where a house we already manage lives. You sign in to see the statement, the invoices, and the lease file. The short video on this page is AppFolio's own walkthrough of that login. We do not publish a second set of click-by-click instructions that will go stale the next time a button moves. If the email on your account is old, call the office and we will help you in. Do not send a password through the website form.

If we do not manage the house yet, the portal is not the first step. Start with a free rental analysis. Tell us the address, beds, baths, and when you want a resident in place, or when you want us to take over a lease that is already running. Loran or Jessica will follow up with rent context and a written proposal. Nothing is signed on this website. You can read pricing, guarantees, and the owner FAQ before that call so the questions are specific.

Full service is 10% of rent we collect. The renewal fee is $0, the tech fee is $0, and there is no management fee when the home is vacant or the rent was not collected. Lease-only placement is a separate price if you only want a tenant found and the deposit sent to you. Marketing, screening, rent collection, maintenance, accounting, and evictions each have their own page. The signed agreement is the version that controls, including which guarantees apply.
