Jarrell Property Management

Jarrell property management covers rental homes in northern Williamson County along I-35, both newer communities such as Sonterra and older houses on larger pieces of land. It is a smaller market than Round Rock or Georgetown. Fewer people are shopping on a given week, so the photos, the rent, and the application standard do more of the work. We would rather change the price than let days pile up. Vacancy is the expensive part, and the management fee is $0 while the home is empty.

A newer Jarrell house and an older house on acreage are not the same assignment. The newer house is often an HOA, a builder punch list, and a resident comparing it with Georgetown. The older house may be septic, a well, a longer driveway, and a lease that has to say who mows and who calls the pumper. We write those duties into the lease. We do not leave them as a verbal understanding.

Leasing, screening, rent collection, and maintenance are a flat 10% of collected rent. Screening stays strict when applications are few. Credit, criminal history, eviction history, income, and rental history are the file. Placing the wrong resident to stop the vacancy clock is how owners spend the next year. We would rather drop the rent a little than skip the standard. The renewal fee and the tech fee are $0.

AppFolio holds the listing, the application, the rent ledger, maintenance, and the owner statement. You can see whether rent posted without calling. Residents pay online and send routine repairs through the portal. Urgent maintenance is 24/7, including problems that make a rural house unlivable, such as a failed well or a septic backup. A specialized repair goes to a licensed vendor, and the invoice is on the statement.

We do not promise Jarrell will lease on a Round Rock timeline. The analysis will say what similar houses leased for and how we would market this one. If your number is far above those leases, we will tell you before we spend a month proving it. Photos need daylight and an honest shot of the street or the land. Hiding the highway or the lot size attracts an applicant who will not finish the lease.

The office has been in Round Rock since 2005. Jarrell is far enough north that we schedule inspections, and close enough that the same managers handle the file. Full service is the usual request. Lease-only is there if you will take the calls after move-in. Start with a free rental analysis and include the address, whether the house is on septic, and when you want a resident in place.

Call the Round Rock office if the house is already occupied and you want us to take the file mid-lease. We will tell you what we need from the current lease, the deposit, and the condition notes before we agree. We do not guess at a file we have not read. A Jarrell house on a well or septic needs those facts in the first conversation, not after a resident has moved in and the pumper has not been scheduled.

Full service is 10% of rent we collect. The renewal fee is $0, the tech fee is $0, and there is no management fee on a vacant month or on rent that was not collected. That schedule is the same in every city we cover. Lease-only placement, if you only want a tenant found, is priced separately and confirmed in writing before you sign.

Is Jarrell part of your regular service area?

Yes. Newer communities and older houses on larger lots in northern Williamson County are both covered from the Round Rock office.

What do you charge?

10% of collected rent. No renewal fee, no tech fee, and no management fee while the home is vacant.

Do you loosen screening if applicants are scarce?

No. The written standard stays. We would rather adjust the rent than skip credit, criminal, eviction, income, or rental-history checks.

How will I see maintenance invoices?

They post with the owner statement in the AppFolio portal.

Can you tell me the rent before I sign?

Yes. Ask for a free rental analysis. Include whether the house is on septic or a well.
