Round Rock Commercial Property Management
We manage commercial property in Round Rock: small office, street retail, and similar local buildings an owner still knows by the address. This is not an institutional portfolio desk and it is not a national call queue. It is the same Round Rock team that answers the office phone. We write leases, collect rent, coordinate maintenance, and send financial reports. A house we manage as a residence stays on the residential schedule. A commercial lease is quoted as commercial from the first conversation.
Commercial terms are not the residential 10% schedule. A proposal depends on the building, the leases already in place, how much leasing you want us to do, and whether you need us on site for vendors or only on the books. We will not quote a final number on a web form. Call or use the contact form and say the property is commercial. Include the address, what kind of space it is, and whether it is occupied.
What the day-to-day work is
Leasing a commercial space is slower and more specific than leasing a house. The prospect cares about the use, the parking, the sign, the term, and what the lease makes them pay besides base rent. We do not advertise a bay with a residential photo set and hope. We write down the facts we were given, show the space, and keep the proposal in one file. If you already have a tenant and only want management, we start by reading the lease you have. We do not replace it for sport.
Rent collection follows that lease. Due dates, late charges, and any extra charges the lease actually allows are the ledger. We do not invent a fee because a residential account has one. Deposits are accounted for the way the commercial lease requires. You see what came in and what was spent. If a tenant stops paying, we tell you early, with the ledger, and we talk about the notice the lease and current Texas procedure require. This page is not legal advice. When a case needs an attorney, we say so.
Maintenance and the monthly report
Commercial maintenance is vendor coordination with a paper trail. A leaking roof over a retail bay, an HVAC unit that serves more than one suite, a parking-lot light, a door that will not lock. Tenants should not be texting three people and hoping one of them owns the repair. Requests come to the office, we dispatch a vendor we will use again, and the invoice lands on the owner report. Work over the approval amount in the agreement waits for you, unless waiting would damage the building or leave it unsecured.
Urgent problems are answered 24/7. A minor item can wait for a business day. A roof that is actively letting water in, a unit with no power, or a door that will not secure the space cannot. We say which one it is when we call you, and we do not treat every work order as an emergency so the word stops meaning anything.
Financial reporting is the reason many commercial owners call. You should be able to see rent, the management fee, and the invoices without asking someone to reconstruct the month from memory. We use AppFolio for the owner record on accounts we set up that way, and we will tell you at proposal time how your reports will arrive. We are not your CPA. The report is the record of what happened. How you treat a repair versus an improvement is a conversation for your tax preparer.
A local point of contact matters when the building is in Round Rock and you are not. The office is at 1 Chisholm Trail Rd Ste 450. Hours are Monday through Thursday, 8:30 to 5:00, and Friday, 8:30 to noon. Loran and Jessica answer owner questions. We have managed property from this office since 2005. Commercial work is part of what the company offers. It is not a side brand with a different phone number.
What we need before a proposal
- Street address and a short description of the space
- How many suites or tenants, and whether any suite is vacant
- Copies of current leases if you have them, or a note that the space is empty
- What you want handled: leasing, rent, maintenance, reporting, or all of it
- Whether an owner or a tenant is already in a dispute we should know about
Call (512) 990-3551 or use the contact form and say the property is commercial. If you also own a rental house, the house can be discussed on the residential fee schedule at the same time. The building will not be forced onto the 10% house rate, and the house will not be forced onto a commercial quote. A free rental analysis is the right start for a house. A commercial building starts as a proposal. Residential management nearby is described on the Round Rock and Hutto pages if the portfolio is mixed.
