What Long-Term Round Rock Renters Need

· Jessica Duncan, Broker / REALTOR®

A first lease is often about the photos and the move-in date. A renewal is about whether the year was annoying. Residents who stay are usually asking, quietly, for three things.

  • Repairs that close. An open ticket from March is still open in October if nobody owns it.
  • Costs that match the listing. Surprise utility transfers and a lawn the ad never mentioned start arguments.
  • A renewal offer early enough to plan, with a number that is not a shock.

None of that requires a renovation. It requires the maintenance process and a renewal conversation before the lease ends. Stable occupancy is how the 10% fee earns its keep.

The renewal is decided in month four, not month twelve

A first lease is often about the photos and the move-in date. A renewal is about whether the year was annoying. Residents who stay are usually asking, quietly, for repairs that close, costs that match the listing, and a renewal offer early enough to plan. An open ticket from March that is still open in October is a notice that nobody owns the queue. The maintenance process, with a timestamp in the resident portal, is how that gets fixed. Urgent issues are still a phone call. Routine issues need a person who closes them.

Predictable costs are the second request. Surprise utility transfers, a lawn the ad never mentioned, or an HOA rule the listing skipped will start an argument that lasts the whole term. Write those facts in the ad and in the lease the same way. Pets are the same issue. If the house and the HOA allow a pet, say so, with the deposit or the rent the addendum requires. If they do not, say that too. A resident who finds out later is not a long-term resident.

The renewal number should not be a shock delivered the week the lease ends. A moderate increase for someone who pays and does not damage the house is usually cheaper than a turn. We will show the vacant-day math if you want the larger jump. None of this requires a renovation. It requires the maintenance process and a conversation before the notice deadline in the lease. Stable occupancy is how the 10% fee earns its keep. There is no renewal fee on full service. If you want that handled, the owners page is the start.
